June 2020 Housing Market Update

 

There were 423 active listings in June, and 197 sold totaling just above $74 million in sales volume, the average sale price was around $385 thousand, vs $327.5 thousand in June 2019, which is a 17.5% increase. 52% of those sold were in the $200,000 to $400,000 price range.

 

There were 38 more homes on the market in June 2020 than June 2019, and the number of sales decreased by 17.

 

➡️ Point Edward had 1 home sold, having a sale price of just under $310 thousand ($309.95) thousand dollars, and there is 1 active listing.

➡️ College Park had 1 home sold, having a sale price of $479,900 and there’s 1 active listing.

➡️ Sherwood Village saw 2 homes sold, having an average sale price of $345 thousand dollars and there are 5 active listings.

➡️ Heritage Park had no homes sold and there are 13 active listings.

➡️ Coronation Park and the Tree Streets had 12 homes sold, having an average sale price of $290.6 dollars and there are 2 active listings.

➡️ Cardiff Acres had 7 homes sold, having an average sale price of $238 thousand and there are no active listings.

➡️ Guthrie Park had 4 homes sold, having an average sale price of $346 thousand dollars and there are 4 active listings.

➡️ High Park saw 3 homes sold, having an average sale price of $253.5 thousand dollars and there are 2 active listings.

➡️ Northgate saw 8 homes sold, having an average sale price of $374 ($373,960) thousand dollars and there are 10 active listings.

➡️ Downtown Sarnia, including condos, saw 8 properties sold, having an average sale price of $359 thousand dollars and there are 4 active listings.

➡️ Mitton Village saw 4 homes sold, having a sale price of $247.6 thousand dollars and there are 4 active listings.

➡️ Sarnia South saw 7 homes sold, having an average sale price of $211 thousand dollars and there are 6 active listings.

➡️ The Rapids Parkways saw 10 homes sold, having an average sale price of $639.5 thousand dollars and there are 15 active listings (including the new homes to be built.)

➡️ Twin Lakes had 8 home sold, having a sale price of $653 thousand dollars and there are 8 active listings.

➡️ Wiltshire Park had 6 homes sold, having an average sale price of $361 thousand dollars and there are 5 active listings.

➡️ Woodland Acres & Oak Acres had 10 homes sold, having an average sale price of $375 thousand dollars and there are 6 active listings.

➡️ Woodrow Beach, Wees Beach & Oakwood Corners area had 6 homes sold, having an average sale price of $445 thousand, and there are 17 active listings.

➡️ The Blackwell area of Sarnia saw 2 homes sold, having a sale price of $460 thousand dollars and there are 12 active listings.

➡️ Bright’s Grove saw 10 homes sold, having an average sale price of $393 thousand and there are 15 active listings.

➡️ Plympton-Wyoming saw 14 homes sold, having a sale price of $564 thousand dollars and there are 26 active listings.

➡️ St. Clair Township saw 28 homes sold, having an average sale price of $494 thousand dollars and there are 33 active listings.
