Step 5: Viewing Properties

When we left off we had just set up alerts and notifications for when any homes that match your wish list appear. You kept an eye out for homes that interested you. Now that you've found some potential properties that fit your budget and wish list, it's time to start taking a closer look.

 

Today, we're on Step 5 of the Home Buying Process: Viewing Properties.

 

 

How do you get inside properties?

So now, there are two main ways to view the property in person, which are showings and open houses.

 

What is a showing?

A showing is where the realtor will take a walk with you through the home and property. Your realtor and you will agree to meet at the property at an agreed upon time, and look at the interior and exterior. We can do showings online for those who live at a considerable distance, but we always prefer to have clients walk through themselves.

 

During the showing or virtual showing, we'll answer questions about the home and property, and take not of questions you ask that we might not immediately have answers to. At the same time, we'll also get your feedback on the property.

 

 

What is an open house?

An open house is an event where people are free to stop in and look for themselves, while a realtor is on hand to answer any questions. Often, those attending an open house will need to provide your name and driver's license to the realtor, especially if the home is still occupied.

 

The best way to get a feel for a property is to see it in person. So try to visit as many of the properties that interest you as you can. While you are viewing properties keep an eye out for any potential problems. Check for things like water damage, cracks in the walls or ceilings, or any other signs of disrepair.

 

Make sure to take notes on anything that is of concern or might need to be referenced later on. These notes can be helpful later when speaking to a home inspector. Pay attention to your gut feelings as you walk through, and try to keep your emotions in check. Keep in mind that it isn't your home yet, and there are still steps you need to take if you want to make it yours.

 

Finding your home is a process, and the more homes we get inside, the better chances we have of finding "the one". But once we do find a property that suits you, that means it's time to move onto Step 6, where you will make an offer on a home.
