4 Reasons to Sell Before the Next School Season

real estate, sarnia, selling, school, school year, ontario's blue coast

You may be wondering if it's better to sell your property before or after the start of the school year. It's a fair question, and today we're going to try and give you an answer.

If you want to sell your home before the start of school, that can be a really smart idea. Home buyers with children want to minimize the disruption their child's schooling and social activities will experience. Parents also want their kids to be in the best school zone possible. And before schools starts is typically one of the strongest and most active times for the housing market.

There are plenty of home buyers searching for new homes at this time. There is a higher chance of a buying frenzy occurring in your area, especially for those who live in desirable school zones. And depending on the specifics of your property, you have a high chance of receiving multiple bids, potentially with some going above the asking price.

Here are a few factors showing why this time of year is ideal for selling your house.

1. The conditions are just right.

Spring and summer causes everyone to spend more time outdoors. This is the time when curious home buyers are out and about, driving around neighbourhoods they’re interested in, looking for “For Sale” signs.

And luckily the weather is more cooperative too. While you can show your home in any weather condition, it’s obviously more pleasant to do so when the sun is shining and the temperature is comfortable.

There are also more daylight hours means more time to view homes. Since there are more daylight hours during spring and summer, buyers have more time after work to go on the hunt for a new home. And with all the warm weather, green grass, and bloomed flower beds, curb appeal is at its peak.

2. Time to get familiar with the area & neighbours.

If you’re moving to a new neighbourhood or even just a new school district, it can be really helpful to have some time to explore the area and meet the neighbours before school starts.

There will probably be families with children on the street too, which can make a school transition easier, going to a new place with new friends. When September rolls around, your kids will already know their way around and feel like they belong.

It can also be nice for you as parents to have a little down time after the move to unpack, get settled, and explore your new surroundings before having to juggle school and extracurricular activities.

3. Ample preparation time for school.

Buying before the school season starts can be great in order to make sure nothing is missed when your kids start up school again. You can make sure any electronics your kids need for school are in working order, refresh any school supplies, and make sure they are totally prepared for the new school environment.

Parents of anxious kids can also walk with their child around the school property, and might even be able to have a tour inside to allow them some mental preparation.

4. Time to get settled.

Buying a home before school starts gives everyone enough time to get settled in. The children will have time to move the things they own into their room and get organized.

That way, mom and dad won't have to do everything by themselves. When you are selling your home, it is important to think about your strategy carefully. One of the most important things to consider is timing.
